The PRIMARY GOAL of CMS is to maximize our clients’ return on their investment over the holding period of the asset.
To ensure our ability to achieve this result CMS’ qualified, talented and professional team is dedicated to providing the finest asset management and property management services available. By recognizing our client's needs and committing our cumulative efforts to continuous improvement, CMS achieves its goal of providing the best property management possible.
The need for a quality property management service is a primary factor in the ongoing success of an income producing property. The quality of management services can quickly define the total character and nature of a project and its long-term reputation in the community.
While there is much competition for quality tenants, changing tenant-landlord laws and more knowledgeable tenants, the demand on owners is greater than ever before. The increasing level of tenant demanded services and the extremely competitive nature of the real estate market requires a superior property management team.
An excellent management team demands extensive knowledge of management programs, tenant-landlord law, proper accounting control systems, creative marketing and quick response to solving on-site problems.
CMS’ primary approach to maximize the value of your investment is to reduce operating costs without sacrificing service or upkeep while achieving occupancy levels above market norms. We have successfully accomplished this difficult task in every property we have managed.
To ensure that costs are reduced without affecting service and upkeep, the manager must diligently question each and every line item in the operating budget. CMS is obligated to know how to obtain the most competitive suppliers in the business. Our managers are trained to discern between a low price provided due to inferior quality and a low price generated by superior productivity.
In addition to reducing operating costs, a primary objective is to obtain quality tenants. The manager works with the leasing team in screening prospective tenants to ensure that only qualified occupants are accepted. With quality tenants, there are reduced delinquencies, less turnover, fewer evictions and reduced maintenance. Our management team is educated in tenant-landlord laws and the most effective way to remedy problems.
